“The location of this property is absolutely wonderful.”
Huge windows overlooking the bay and a flat walk into town and the harbour. The lounge and kitchen are perfect, bright, with a huge lounge and well equipped kitchen. (We took our own air fryer and coffee maker. )
We would absolutely stay at this flat again because of the views, location and very importantly, a parking space around the back of the building.
The welcome pack included milk, biscuits, chocolate, tea and coffee. Plus a domestic pack including a bin bag, dishwasher tablets, washing up liquid and cloths. There were two little bars of hand soap in the bathroom and one toilet roll. The bedding is lovely white cotton and there are plenty of fluffy white bath and hand towels and a mat.
The bathroom is perfectly functional, although the bath is quite narrow. I’m petite and couldn’t comfortably lie without my shoulders getting pinched.
The bedrooms show that this has been a conversion. The hanging space in the main wardrobe is difficult to access due to the way the doors open, the sockets in the smaller bedroom are in difficult positions, the bedroom windows are very difficult to open, particularly in the small bedroom where the lower window has been fixed shut. We mostly had lovely weather and it was essential to have the windows open for a breeze. Having said that, we managed, and it was worth the minor inconveniences because of the location, lounge and views.
On the morning of biblical rain, we had a small leak above the bed in the smaller room. We had an immediate response from the managing agents who also came to view the property. It’s clear to see that on the next landing up, there is ongoing water damage, so I suspect some maintenance will need to be carried out before the autumn. The following time it rained, there was no leak so I suspect it depends on the speed and direction of the rain and wind.
Overall the flat is comfortable, and neutrally decorated, not boutique. It has a homely feel. There are some signs of wear and tear, but this is probably inevitable when renting out.
We wouldn’t hesitate to stay here again and hopefully will do next year.
Dear Catherine,
Thank you so much for your kind and thoughtful review, it truly means a lot to us.
We’re so pleased to hear that you enjoyed your stay at 123 The Esplanade, and that the views, the spacious lounge, and the light, well-equipped kitchen all made for a memorable visit. It’s always lovely to know that guests appreciate the little touches like the welcome pack and fresh white bedding—it’s important to us that the flat feels both comfortable and inviting from the moment you arrive.
Thank you also for your helpful observations about the bedrooms and layout. As you kindly noted, this is a converted period property, so it does come with a few charming quirks! That said, we’re always looking at ways to make the space as user-friendly as possible, and your feedback is really valuable.
I’m so sorry again about the small leak during the biblical rainfall. Although we were aware of a minor issue with the lead lining on one of the original Georgian chimneys, it had never caused any water ingress to the holiday flat before. We’ve already arranged for this to be fully resolved in the next couple of weeks to avoid any future issues.
Most of all, we’re absolutely delighted that you’d happily stay again. We’d love to welcome you back next year for another relaxing and enjoyable break by the sea!
Warmest wishes,
123 On The Sea
