FEES TO TENANTS

BEFORE YOU MOVE IN:

Once a property has been viewed and a decision has been made to proceed with applying for a tenancy, you will be requested to complete a Personal Referencing Form.  Please be aware that a credit check will be carried out on every applicant and by signing this form you agree to the credit check being carried out.
You will also be requested to complete a consent form agreeing that we may approach everyone named to provide us with information as requested.  Proof of identity will be required and two of the following will be requested: Photographic driving license, passport, recent telephone or mobile bill, council tax bill at current property or copy of current tenancy.  Copies of references will be passed to the Landlord if requested.

The charges for applying for a tenancy are as follows:

Reference admin fee (including credit check):        £99 plus VAT   1 person (£118.80 inclusive VAT)

Reference admin fee (including credit check):        £149 plus VAT 2 people (£178.80 inclusive VAT)

Reference admin fee (including credit check):        £199 plus VAT 3 people (£238.80 inclusive VAT)

Guarantor Fee (If required):                                                                £99 plus VAT   1 person (£118.80 inclusive VAT)

Set up Fee:                                                                         £110 per property plus VAT (£132.00 inclusive VAT)
(Includes tenant’s apportionment of set-up of tenancy agreement, inventory plus admin and deposit registration).   Fees are payable upon return of the referencing forms.  Please be advised that should your reference be declined via our referencing process or the Landlord, the referencing fee will not be refundable.

Once all references have been received and a date for the tenancy to commence has been agreed, you will be required to provide us with the first months rent in advance together with a deposit which will be the equivalent of one month rent plus £200.  Please note however on some occasions Landlords request a slightly higher deposit, especially with regards to pets. Please check with Agent in this regard.  Payment can also be made by Debit or Credit Card but for a Credit Card a 2% surcharge will be made.
A personal cheque or Bankers Draft will only be accepted if received within 10 working days before the start of the tenancy so that cleared funds are in place before any tenancy commences.

DURING YOUR TENANCY:

Amendment Fee:       £25 plus VAT (£30 inclusive VAT)
Contract negotiation, amending terms and updating your tenancy agreement

Renewal Fee:      £25 plus VAT (£30 inclusive VAT)
Contract negotiation, amending terms and updating terms and arranging a further tenancy agreement

Overdue Rent:  Overdue rental payments will be subject to interest at the rate of 6% per annum calculated from the date the payment was due to the date the payment is received.   A charge of £25 plus VAT (£30 inclusive VAT) to the Landlord’s agent for each payment presented to the Landlord’s Agent’s bank but returned, refused or re-presented by the bank for any reason.
Out of hours service:   variable, dependent on circumstances
(Lost keys, emergency contact with tenants/ visits to property)

AT THE END OF YOUR TENANCY:

Check-out fee:     £0.00 (inclusive VAT)
(Post tenancy inventory check-out and negotiation of deposit release).

Landlord’s Reference Fee for future landlords:     £0.00 (inclusive VAT)
(Reference letter for future landlords)

Check-out admin fee to organise repairs and cleaning post tenancy: £35 plus VAT (£42 inclusive VAT) will be deducted from the deposit held, together with cost of all work necessary.

FEES TO LANDLORDS

SERVICES OFFERED:

Set-up Fee (Landlord):    £199 plus VAT (£238.80 inclusive VAT) (payable from the first months’ rent)
Included as part of the service for Fully Managed, Rent Collection, and Tenant Find Only:

Marketing of property
Finding and referencing of tenant(s)
Provision of guidance on compliance
Accompanied viewings
Preparation of inventory
Negotiation and preparation of tenancy agreement
Registration of deposit

Fully Managed:   10% (12% inclusive VAT) of monthly rent.   For example: monthly rent of £500 – 12% fee = £60 fee payable.
Includes all the elements of set-up plus:

Collect and remit monthly rent received
Pursue non-payment of rent and provide advice on rent arrears action
Transfer of utilities
2 Property Inspections per year
Arrange routine repairs and instruct approved contractors
Inventory on check out

Rent Collection Only:   6% (7.2% inclusive VAT) of monthly rent.   For example: monthly rent of £500 – 7.2% fee = £36 fee payable.
Includes all the elements of set-up plus:

Collect and remit monthly rent received
Pursue non-payment of rent and provide advice on rent arrears action
Transfer of utilities

Tenant Find Only:      One months’ rent (VAT Exclusive).   For example:  one months’ rent of £500 plus VAT = £600 fee payable.
Includes all the elements of set-up plus:

Collect and remit initial months’ rent received
Provide tenant with method of payment
Deduct any pre-tenancy invoices
Make any HMRC deduction and provide tenant with the NRL8 (if relevant)
